The Market Woke Up This Winter
One of the most striking findings in this report is just how concentrated recent activity has been. All five of the closed sales captured in this report occurred within the most recent three-month window — December 15, 2025 through March 16, 2026. That kind of compressed, decisive activity is a meaningful signal. Buyers who had been sitting on the sidelines moved, and they moved quickly.
With only 2.40 months of housing supply currently on the market, River Creek is firmly in seller’s market territory. Real estate professionals generally consider anything below six months of supply to favor sellers, and at 2.40 months, inventory is genuinely tight. Demand Is Sharpest at the Sub-$1M Price Point
Two of the five recent sales stand out as particularly telling. 43788 Bent Creek Terrace — a 2,755 sq. ft. home listed at $785,000 — sold in just six days and closed at $800,000, coming in at 101.91% of the asking price. Just a few weeks later, 18527 Bear Creek Terrace (2,528 sq. ft., listed at $875,000) sold on the very day it hit the market — zero days on market — and also closed above asking at $880,000.
Two homes selling above asking price, one of them on its first day available — that is a clear message. Qualified buyers are ready and watching. If a well-priced home in the $800,000–$960,000 range comes to market in River Creek right now, expect competition.
The Luxury Segment Is Moving Too — With One Important Caveat
At the upper end of the market, 43287 Warwick Hills Court — a generous 4,652 sq. ft. home — sold for $1,650,000 in just 17 days at 99.40% of asking price. That is a strong result at that price point, and it demonstrates that well-positioned luxury homes in River Creek command serious buyer interest.
At the same time, the active listings tell the other side of the story. One home currently active has been on the market for 148 days, and another for 86 days — with the latter having already seen a price reduction from $1,530,000 down to $1,425,000. The takeaway is consistent with what I advise every seller: pricing strategy is everything. Homes that are priced in alignment with where the market actually is sell. Homes that are not, sit.
It is also worth noting that one of the two current active-under-contract listings — 18209 Cypress Point Terrace, a spacious 4,845 sq. ft. home listed at $1,300,000 — went under contract in a single day. The market for the right home at the right price is immediate.
