Grenata Preserve Real Estate Market 2026 | Lisa Thompson

If you follow luxury real estate in Loudoun County, you already know that Grenata Preserve is one of its most distinguished communities. What you may not know is just how dramatically the market has moved here over the past five years — and what that means for anyone considering a purchase or sale in 2026.

Each January, I publish a comprehensive analysis of every closed sale in Grenata Preserve. This year’s report covers the full 2020–2025 period and documents a market performance that I believe deserves serious attention from both buyers and sellers. Here is what the data shows — and what I think it means for the year ahead.


The numbers: a five-year appreciation story

In 2020, Grenata Preserve homes were closing at an average of roughly $278 per square foot. By December 2025, that figure had reached $619 per square foot — a new record for the community, and an appreciation of approximately 91% over five years. That is not a number I use loosely. It reflects every verified closed sale in the community tracked through BRIGHT MLS over this period.

Three homes closed in Grenata Preserve in 2025, at sale prices of $2,700,000, $3,000,000, and $3,600,000. All three closed between 98% and 100% of list price — a consistent pattern that has held across most of the five-year period covered in my report. This is a market where well-positioned homes do not sit, and sellers who price accurately are consistently rewarded.


Why Grenata Preserve consistently outperforms the broader market

Grenata Preserve’s appreciation trajectory is not simply a reflection of broader Northern Virginia price growth. Several community-specific factors drive sustained demand here that are worth understanding if you are evaluating this community seriously.

Supply is structurally constrained

Grenata Preserve contains just 59 home sites. There is no phase two, no adjacent expansion, and no new construction that can dilute the community’s character or increase supply meaningfully. When demand rises — as it has — prices respond accordingly, because there is simply very little to buy. In a market of 59 homes, even a modest increase in buyer interest has an outsized effect on values.

The product is irreplaceable

Every home in Grenata was custom-built by Creighton Enterprises — winner of the 2005 Monument Award for Land Planning — on lots ranging from three to six acres, in the all-brick and brick-and-stone European estate tradition. The combination of home size (typically 5,400–9,000+ sq. ft.), lot size, architectural quality, and community setting cannot be replicated elsewhere in Loudoun County at any price. Buyers who understand this do not find alternatives; they wait for the right Grenata home to become available.

Location captures the best of both worlds

Grenata sits approximately three miles from the Dulles Greenway, placing Dulles International Airport 20 minutes away, Tysons Corner 20 minutes away, and Washington D.C. within approximately 55 minutes. The community is gated and private, surrounded by Loudoun’s Hunt Country landscape — yet Historic Leesburg, with its acclaimed dining, boutique retail, and community events, is just five minutes from the gates. This balance of genuine seclusion and genuine convenience is extraordinarily difficult to find in the broader Washington metro area.


What this means if you are considering selling in 2026

The 2025 data makes a compelling case for sellers who have been considering a move. With price-per-square-foot values at an all-time community high, a December 2025 closing at $619/sq. ft., and sale-to-list ratios holding at 98–100%, the market is delivering strong, predictable outcomes for well-prepared and well-priced estates.

For buyers, the 2025 data carries an important message: Grenata Preserve homes sell quickly and close near asking price. This is not a market where a buyer has meaningful negotiating leverage on price, nor one where waiting for a correction is a well-supported strategy. The structural supply constraint — 59 home sites, finite — means that when a home becomes available, the window to act is narrow.

That said, the value proposition for buyers remains genuine. A Grenata estate at today’s prices — even at the community’s record $619/sq. ft. — represents a fundamentally different living experience than anything available in comparable Northern Virginia communities at similar price points. The lot sizes, privacy, architectural quality, and community character are simply not replicated elsewhere at this proximity to D.C.

The community is adjacent to the River Chase Equestrian Club, which residents have the option of joining.
