Lisa has compiled the ultimate guide to home values in the Beacon Hill Community. This semi-annual report lists every recent home sale, providing details such as:
- Above Grade Square Footage – This is a useful metric in comparing the practical size of homes.
- Lot Square Footage – Size of the lot in Square Feet. There are 43,560 square feet in an acre.
- Price per Square Foot – Calculated as Total Price of the Home divided by the Above Grade Square Footage.
- List Date – The original date the property was listed for sale.
- DOM – Days On Market (i.e. How long did it take for the property to sell?)
- List Price – The price at which the property was originally offered for sale.
- Sold Price – The price at which the property actually sold.
- SP%LP – The ratio of Sales Price to List Price. This is often considered a measure of the accuracy of the predicted sales price determined by the listing agent. There are obviously many other factors involved. Over the last few years, low inventory and high demand has driven the average SP%LP higher, with data points often above 100%.
