River Creek Real Estate Market Update: What the Spring 2026 Data Tells Us

River Creek on the Potomac has long been one of Loudoun County’s most coveted addresses — and if this spring’s data tells us anything, it’s that buyers are paying close attention. After a quiet stretch through most of 2025, the past three months have brought a notable surge of activity, and the numbers reveal a story worth reading carefully whether you are thinking about buying, selling, or simply keeping a close eye on your investment.

I’ve been tracking this community for years, and I’m excited to share what I’m seeing in the latest data. As always, my goal is to give you the kind of clear, honest analysis that helps you make informed decisions — not just a recap of numbers, but real insight into what those numbers mean for you.

The Market Woke Up This Winter

One of the most striking findings in this report is just how concentrated recent activity has been. All five of the closed sales captured in this report occurred within the most recent three-month window — December 15, 2025 through March 16, 2026. That kind of compressed, decisive activity is a meaningful signal. Buyers who had been sitting on the sidelines moved, and they moved quickly.

With only 2.40 months of housing supply currently on the market, River Creek is firmly in seller’s market territory. Real estate professionals generally consider anything below six months of supply to favor sellers, and at 2.40 months, inventory is genuinely tight. If you have been thinking about listing, the conditions are working in your favor right now.

Demand Is Sharpest at the Sub-$1M Price Point

Two of the five recent sales stand out as particularly telling. 43788 Bent Creek Terrace — a 2,755 sq. ft. home listed at $785,000 — sold in just six days and closed at $800,000, coming in at 101.91% of the asking price. That means the buyer paid above list. Just a few weeks later, 18527 Bear Creek Terrace (2,528 sq. ft., listed at $875,000) sold on the very day it hit the market — zero days on market — and also closed above asking at $880,000.

Two homes selling above asking price, one of them on its first day available — that is a clear message. Qualified buyers are ready and watching. If a well-priced home in the $800,000–$960,000 range comes to market in River Creek right now, expect competition.

The Luxury Segment Is Moving Too — With One Important Caveat

At the upper end of the market, 43287 Warwick Hills Court — a generous 4,652 sq. ft. home — sold for $1,650,000 in just 17 days at 99.40% of asking price. That is a strong result at that price point, and it demonstrates that well-positioned luxury homes in River Creek command serious buyer interest.

At the same time, the active listings tell the other side of the story. One home currently active has been on the market for 148 days, and another for 86 days — with the latter having already seen a price reduction from $1,530,000 down to $1,425,000. The takeaway is consistent with what I advise every seller: pricing strategy is everything. Homes that are priced in alignment with where the market actually is sell. Homes that are not, sit.

It is also worth noting that one of the two current active-under-contract listings — 18209 Cypress Point Terrace, a spacious 4,845 sq. ft. home listed at $1,300,000 — went under contract in a single day. The market for the right home at the right price is immediate.

Active Under Contract 2

What This Means If You Are a Buyer

With only four active listings currently available and two already under contract, choices in River Creek right now are genuinely limited. The homes that represent the best value — priced fairly and presented well — are not lasting long. If you have been casually watching the community, this report is a good reason to sharpen that focus. Getting pre-approved and working with an agent who knows every home and every street in this neighborhood is not just an advantage — at this inventory level, it is a necessity.

What This Means If You Are a Seller

The conditions are favorable, but they reward preparation and precision. The homes that have sold quickly in this report did so because they were priced correctly from day one and were ready to show well the moment they hit the market. Spring is traditionally the strongest season for real estate activity in Northern Virginia, and with buyers clearly engaged right now, a well-executed listing strategy this spring has real potential.

I would be happy to walk through a detailed comparative market analysis for your specific home — there is no cost and no obligation, and it is the best way to understand exactly where your property stands in today’s market.

A Note on River Creek

River Creek on the Potomac is one of the genuinely special communities in Loudoun County. The combination of golf course living, Potomac River access, a strong HOA with resort-style amenities, and proximity to the growing town of Leesburg makes it consistently attractive to discerning buyers. That enduring demand is exactly what the activity in this report reflects — and it is why I have focused so much of my practice on understanding this community in depth.
